NYS Home Inspection Qualifying Series Effective January 1, 2006, any individual performing residential home inspections for compensation must be licensed by the State. As of this date, the real property law of New York was amended by adding Article 12-B “The Home Inspection Professional Licensing Act.” Residential home inspections include any one-to-four family dwelling, including their garages and carports. Excluded from this law are new homes, described as “any structure newly constructed or not previously occupied as a dwelling unit.” A new home inspector must: 1) have successfully completed high school or its equivalent. 2) must demonstrate Freedom from Disqualifying Criminal Convictions. 3) must take and successfully complete 140 classroom hours of education based on the NYS Department of State approved curriculum; 40 of those hours must include unpaid field-based inspections in the presence of and under the direct supervision of a NYS licensed Home Inspector, a professional engineer or architect regulated by NYS. The 40-hour unpaid field-based training may be taken through an approved NYS Department of State school program or arranged privately under the direct supervision of a NYS licensed Home Inspector, a Professional Engineer or Architect regulated by NYS.
