NYS Certified Appraisal Residential Courses

The overall objective of the residential appraisal series is to arrive at an understanding of the appraiser's role and to better understand the qualifications and uniform standards of professional practice that help to ensure a reliable appraisal. The scope of this series examines fundamentals essential to the appraisal process.

Effective January 1, 2008 the
Certified Residential Series Requirements changed to the requirements described below.

1. Higher Education:
An Associate Degree or higher from an accredited college or university is now required of all Certified Residential Appraiser Applicants; alternatively,
21 semester credit hours from an accredited college, university, junior or community college are considered an accepted equivalency. However these hours must consist of the following:

  • English Composition
  • Principles of Economics, Micro and Macro
  • Finance
  • Algebra, Geometry or higher math
  • Statistics
  • Introduction to Computers: Word Processing/Spreadsheets
  • Business or Real Estate Law

2. NYS Qualifying Courses:
The classroom hour requirement to become a Certified
Residential Appraiser is now
200 hours consisting of the following courses specific to this area of study. According to the NYS Department of State, effective immediately, the Residential Appraisal Series may be taken in any sequence, although it is recommended that these courses be taken in order. There are no longer required prerequisites for any courses in the series, but the series must be taken in its entirety to qualify for the NYS licensed designations.

  • R-5 Basic Appraisal Principles (30 hours)
  • R-6 Basic Appraisal Procedures (30 hours)
  • R-7 Residential Market Analysis & Highest and Best Use (15 hours)
  • R-8 Residential Site Valuation & Cost Approach (15 hours)
  • R-9 Residential Sales Comparison & Income Approach (30 hours)
  • R-10 Residential Report Writing & Case Studies (15 hours)
  • R-11 Advanced Residential Applications & Case Studies (15 hours)
  • SMF Statistics, Modeling and Finance (15 hours)
  • NUSPAP National Uniform Standards of Professional Appraisal Practice (15 hours)

Appraisal Electives (1 of 2 must be taken) as follows:

  • RE-1 Introduction to Residential Income Properties (20 hours)
  • RE-2 Fair Housing, Fair Lending & Environmental Issues (20 hours)

3. Experience: State Certified Residential Appraiser
2,500 hours of experience over a period of no less than 24 months (but no longer than 5 years) is required, 75% (1,875 hours) of which must be from appraisals of residential properties listed on the Appraisal Experience Report Attachment C. Residential experience must contain experience in single family (including single co-op or condo), two-family, or other residential experience (vacant lot/farm). 80% (1,500 hours) of the residential experience must be single family category. 10% (187.5 hours) of the residential experience must be in each of the two remaining categories.
