This seminar will explore methods used to quantify structural dimensions as part of the relevant evidence gathered in the valuation process. Their pros and cons will be discussed. Within the context of valuation of a single-family residential property, we will examine the square footage method of calculating based on the current recommendations of the American National Standards Institute (ANSI Z765). This course will use the case study method to apply these guidelines to typical residential styles including ranch, cape, split-level, hillside ranch and two-story structures.

Real Estate Best Practices (8.5 hours RE Continuing Education)

This program has been compiled from NYS Department Of State mandatory subject matter, effective July 1, 2021 for all real estate salespersons and brokers, including all brokers who were formerly exempt from taking continuing education. This subject matter is inclusive of the 22.5 hours that must be taken biennially.
This presentation is intended to be an interactive study of Agency Law in practice, conflicts of representation and timely disclosure issues, Fair Housing and evidence of discriminatory practices in the sale or rental of real property or an interest in real property; it continues with the topic of ethical business practices in the modern-day technology driven real estate industry, including issues of accuracy and validity of information portrayed through social media and other marketing platforms, the emergence of shared and private multiple listing systems, inventory shortages, sky-rocketing market value increases affecting valuation and appraisal practices, as well as other areas of concern generated by fast-paced housing and rental markets.
